    • Goleta: Stays of 30 days or less: 12% TOT plus 2% TBID due on rent and mandatory fees. 31 day stay or more is tax exempt
    • City of Santa Barbara, stays of less than 30 days: 12% TOT on rent & all fees plus 2% TBID on room rent only
    • City of Santa Barbara, pre-arranged stays 30 days or more are tax-exempt
    • Carpinteria, stays 30 days or less: 12% TOT calculated on rental rate plus cleaning fee. Stays 31 days or more: tax-exempt
    • Carpinteria, stays over 31 days: tax-exempt
    • Ventura: 8%
    • Oxnard: 10%
    • San Diego: 10.5% TOT, 2% TMD

  • Monthly guests are responsible for utility charges over $550.
  • Housekeeping will be required every 2 weeks at the guest’s expense.

Description/location of property:

This newly remodeled 1 Bed/1 Bath first floor condo is located in the heart of Mammoth Lakes, steps away from the shuttle stop and within walking distance of restaurants and entertainment. Charmingly renovated with new counters and cabinetry, the kitchen features new top tier KitchenAid appliances, with an additional beverage center and a wine nook. The vanity in the bath has been upgraded to a double sink with ample storage. The bedroom boasts its own vanity space with private sink as well as under counter washer and dryer. Sleeping arrangements are comfortably outfitted with a queen bed in the bedroom, as well as a queen sized sleeper sofa in the living room. The cozy deck is just the place to unwind in the afternoon with a beverage, and watch the squirrels and chipmunks play in the rock garden. This condo is well equipped for having a great time, whether you are a couple with children up to spend an extended vacation, or a group of friends getting together for weekend getaway.

While you stay, be sure to relax with a visit to any of the three hot tubs, or three saunas that are all open and heated year round. The pool is available for the late spring and summer until the first snow. Communal gas grills are located throughout the complex and available year round. Ground level parking is plowed and the porch is shoveled for you, so no drudgery trying to dig out after a snow fall. Whether you visit in the winter for downhill, cross-country, and snowshoeing, or you prefer the summer for hiking, mountain biking, and the many art and music festivals, Bear's Den at Mountain Shadows is ready for your enjoyment.
